AVALON HOA BOARD OF DIRECTORS MEETING MINUTES

JULY 13, 2021

MEETING LOCATION: ZOOM

CALL TO ORDER: 7:02pm 

ATTENDANCE: Liz van Staveren, Pres, Mathew Sturdevant, VP and Webmaster, Brandi Sturdevant, Acting Secretary and Media specialist, Ronn Nestor, Treasurer  

COMMUNITY ATTENDANCE: Domingo Perez, ARB, Deputy Kareen Miller, RD NWP, Carol Rhodes, Welcoming Committee, Sgt Stacy Gadson, Lexington County Police NWP

GENERAL SESSION 

The General Meeting was held via Zoom due to the Covid-19 social distancing order.

  • E - Neighborhood Watch - Kaaren Miller spoke as resident deputy for Avalon’s Neighborhood Watch Program.

    • Discussed Halloween event at the Croissant’s house. 

    • Deputy Miller shared “Hold On, Is It Locked? Flyer to help prevent car break-ins.

    • Mat discussed a monitoring camera for the community. Subscriptions and installation are cost prohibitive.

    • Mat is working on building his own camera system to record 8 hour loops at the front entrance.

    • Deputy Miller recommended a 24 hour loop system. Mat suggested event based recording and everyone agreed. 

    • Deputy Miller reported property crimes are down 20% in Lexington County. The greater Columbia region is down 24% for the year.

    • Car theft is down 30% for the year for the county and down 29% for the North Region.

    • Down 5% for car theft and 12% for other burglaries. Avalon has reported almost no crime. 

    • Deputy Miller recommended National Night Out on August the 3rd

    • Deputy Miller recommended using Community Crime Map online via LexusNexus

  • A - The Agenda was reviewed and approved 

  • A - The June 1, 2021 meeting Minutes were reviewed and approved as is.  

  • B - The Treasurer's Report was reviewed and Approved. 

    • Annual Budget will hopefully be ready for fine tuning approval in September.

  • C - Landscaping Update - We are unhappy with Gray’s and we are looking for a new contract in January 

  • D - PIR - no new requests. PIR for Solar Panels at 279 Sandstone was approved.

  • We would need a quorum of homeowners to change covenants to allow solar panels visible from the road.

  • F - No Facebook updates. Mat updated members and contact info on new members on the website. 

  • H - New neighbor’s - Mat will share the members list with Brandi, Brandi will maintain the list for now.

  • The Welcome Package will be sent on thumb drive from now on. Russ will update the sign.

  • I - Community Events and Concerns - NA
